The Zoning Board of Appeals approved two variances for Dr. David Bainbridge of the Morris Veterinary Hospital to add onto his business.
There were two public hearings held at the ZBA meeting Wednesday regarding a variance in the rear yard setback and for the materials Bainbridge would like to use on the addition. No one from the public spoke at the hearings, said Bill Cheshareck, building and zoning officer on Thursday.
Bainbridge is requesting a 30-by-50 foot addition to the back of his building at 608 Bedford Road. The building has been there for many years and, therefore, the lot is smaller than what is required now for commercial businesses, said Cheshareck. The request is for a 20-foot setback rather than the now-required 40 foot.
The veterinary hospital is surrounded by an industrial building, a commercial building and a city park, all of which Bainbridge brought pictures of to show the board his surroundings.
Since the variance was not going to affect the neighbors, it was approved unanimously.
The materials variance was also approved unanimoulsy. The existing building is metal and the updated city code now requires additions to be masonry, but since the addition is in the back of the building and will not be seen from the street, Bainbridge requested to use the same materials as the original building. He also will improve the front of the building with some masonry.
On the three sides of the building visible to the street, he is going to use a stackable block that is the width of a brick and the height of three bricks, said Cheshareck. A ledge would be added and the blocks would go from the bottom of the windows and ledge down to the ground. The doctor said he also plans to dress up the windows with shutters.
The project goes before the Development Review Committee on Dec. 13, and then the variances will also go before the full city council, likely on Dec. 17.
