Developer looking to take over Copper Springs Subdivision

MORRIS – A new developer is looking at taking over the build-out of Copper Springs Subdivision.

Copper Springs is located at Newton and Brentwood drives and was originally approved as an 81-unit townhome complex. In 2008, the zoning for the area was amended to allow for some of the lots to be duplexes. There are 75 units that remain to be built.

The subdivision began development by Rich Masterson.

The city’s Development Review Committee heard Thursday an introduction from Mike Ford of Tempo Development, based out of Palos Park.

“[We would look to] downsize with possibly small-lot single family homes,” Ford said.

The houses would not be cookie-cutter homes, but quality houses that would fit in with Morris, he said.

The plan would be for 45 to 50 houses, rather than 75 more townhome or duplex units.

“So it would reduce the density considerably,” Ford said.

City Planner Mike Hoffman said he was in favor of the idea, but has concerns on how the garages would be set up on small lots. The lots were set up for townhomes so would be smaller than what Morris typically allows for single-family homes.

Ford said he is setting up a similar subdivision in Lemont and it will have both side driveways for garages and front load driveways. For the Morris lots, it would be possible to do side drives as well, he said, but some of the setbacks on the property would have to be smaller than required.

Since the subdivision was zoned for Residential-3A townhomes, in order to put single-family homes in the area, it would have to either be rezoned to Residential-2 or stay R-3A and make it a planned unit development to determine the lot sizes. With a PUD, all major changes have to be approved by the city council. Hoffman said he would recommend a PUD since Morris’ code does not allow for single family homes on such small lots.

If the zoning is changed to R-2, the DRC would not have as much control over the aesthetics of the houses, said Bill Cheshareck, Building and Zoning officer. The previous townhomes were required by the DRC to be all brick on at least the first level.

Committee member Joanne Gretencord asked if the roads in that area would be redone by the developer and Ford said yes and that he already looked at the roads with an engineer.

Gretencord added she also would like to see ranch homes in the subdivision. Ford said he believed there would be more ranch homes then two-story.

“It seems like a step in the right direction, that’s for sure,” said Brent Dite, committee chairman and Morris police chief.
